Overview
US Industrial REIT metrics provide us with transparent and detailed chronological information to enhance our understanding of the current industrial real estate cycle. Starting in 2016, the US economy and industrial real estate sector had both cleared the Great Financial Crisis and were expanding rapidly. By 2025, the cycle had come full circle into another absorption and stabilization, but this time based on oversupply rather than demand destruction.
Combining the CRE42 Industrial REIT composite with inflation statistics from the US government and market data from CoStar and Green Street, we are able to trace clearly the volatile (yet not unusual) patterns of the current cycle.
